At Beach 67th Street part of the rehab work relates to a large housing development called Arverne by the Sea. This includes a new shopping district with Stop & Shop, restaurants, retail spaces & a new transit plaza for local & express bus lines between the station & Rockaway Beach Boulevard. Meanwhile the MTA has been waiting on this project since 2004, while the two developers get there act together. WPIX's help me Howard Tompson did a story on this a few weeks ago & could be found on his blog page.

Rockaway traffic is so small the MTA could run it single-track, even at rush hour.
